What Is Plaster?

Plaster is a wet-applied building material, traditionally a mixture of lime, sand, and water and later gypsum-based formulations, troweled onto a supporting lath structure in multiple layers to create a hard, durable interior wall and ceiling surface. Before drywall’s rise to dominance in the mid-twentieth century, plaster over wood or metal lath was essentially the universal method for finishing interior walls in American homes, and a substantial share of homes built before roughly 1950 still have their original plaster walls intact today.

Traditional three-coat plaster application involves a scratch coat applied directly to the lath and roughened while wet to provide mechanical grip for subsequent layers, a brown coat that builds thickness and levels the surface, and a thin, smooth finish coat that provides the final appearance. Each coat needs adequate curing time before the next is applied, which is a major reason plaster construction historically took considerably longer than modern drywall installation, sometimes stretching a home’s finishing schedule by weeks compared to the days drywall requires.

Genuine, well-executed plaster offers real advantages over drywall that go beyond nostalgia. The material is considerably harder and more impact-resistant once fully cured, provides meaningfully better sound dampening between rooms due to its mass and density, and the traditional lime-based formulations breathe, allowing some moisture vapor transmission that can actually help manage humidity in certain wall assemblies rather than trapping it the way an impermeable vapor barrier might. Plaster’s continuous, monolithic surface also lacks the visible seams that drywall inevitably has at panel joints, even when well finished.

Why Is Plaster Important?

For homeowners living in or renovating an older home with original plaster walls, understanding this material matters because repairing plaster requires fundamentally different skills, tools, and materials than patching drywall, and finding a contractor genuinely experienced in traditional plaster repair has become increasingly difficult as the trade has become less common. Attempting to patch a plaster wall with drywall compound alone often produces a visibly different texture and can fail to bond properly, while a skilled plasterer can blend a repair almost invisibly using techniques and materials matched to the original wall.

Plaster’s genuine durability advantage also means that many original plaster walls, despite decades of settling cracks and minor damage, remain fundamentally sound and worth preserving rather than demolishing and replacing with drywall, a decision that affects both a home’s historic character and, in many cases, its market value in neighborhoods where original plaster is considered a desirable, authentic feature. That said, extensively damaged or failing plaster, particularly where the bond to lath has separated across large areas, sometimes genuinely does warrant replacement given the cost and scarcity of skilled plaster restoration labor.
