What Is a Foundation Drain?

A foundation drain, also called a footing drain or drain tile, is a perforated pipe installed alongside a foundation’s footing to collect groundwater and carry it away before it can pressurize or penetrate the foundation wall. It’s typically wrapped in gravel and fabric to filter out soil while still allowing water to enter the pipe.

Most foundation drains are installed during initial construction, since retrofitting one after backfilling requires excavating around the entire perimeter of the foundation.

Why Are Foundation Drains Important?

Regularly checking that the drain’s outlet or sump pump discharge is clear and functioning is one of the simplest maintenance tasks a homeowner can do to protect against this kind of surprise, since a slow clog often gives no warning until the first heavy rain overwhelms it. A drain that discharges to daylight, meaning it simply exits downhill at grade, is generally simpler and more reliable than one relying entirely on a sump pump.

A foundation drain specifically runs alongside the footing to protect the structure itself, while a French drain is a more general term for a perforated pipe in gravel used anywhere on a property to redirect surface or groundwater, not necessarily tied to a foundation.
