What Is Soil Settlement?

Soil settlement is the compression or consolidation of soil under load, reducing its volume over time as air and water are squeezed out from between soil particles, which in turn can cause whatever sits on top of it, including a foundation, to sink. It’s the underlying soil behavior that ultimately causes foundation settlement to occur.

Different soil types settle at very different rates, with loose sands often settling quickly under load while clay soils can continue consolidating slowly over years.

Why Is Soil Settlement Important?

Because soil settlement is the root cause behind most foundation movement, understanding the soil type beneath a building, whether it’s stable rock, well-compacted fill, or loose organic material, is essential to predicting how much settlement to expect and designing a foundation appropriately for it. Fill soil that wasn’t properly compacted during site preparation is a particularly common cause of unexpected settlement, since it continues consolidating under the building’s weight long after construction.

This is exactly why geotechnical reports document not just soil type but compaction history, since two sites with identical soil composition can behave very differently depending on how that soil was placed and compacted before construction began. Pre-construction soil testing, including standard penetration tests or similar methods, gives engineers a data-driven estimate of expected settlement before a single footing is poured, rather than discovering the soil’s true behavior only after the building is already in place.

Soil Settlement vs. Foundation Settlement

Soil settlement is the underlying ground behavior; foundation settlement is the resulting movement of the structure built on top of it. One is the cause, the other the visible effect.
